Many home owners attempting to sell their homes by themselves try to copy what they see the Realtors doing.  They see a sign in the yard, an ad in the paper or in a homes magazine and maybe a brochure box on the sign.  Yes, these are things that Realtors do to bring in buyers and these things do work to some extent.  However this type of advertising works a little different than what the general public thinks.  The truth is that most buyers that call about a sign or an ad that they saw, rarely buy that particular house in the ad or with the sign.  Most of the time the house was not quite what the buyer was looking for.  Realtors are successful, because they advertise a lot of homes that bring in a lot of buyers and then they match them up with the house that fits their needs.  Realtors also obtain many buyers from friends, previous customers and other real estate companies in other cities and states.  This means that quite a large number of new customers come to real estate companies without first calling about a particular home.  Sometimes, Realtors can find more buyers advertising themselves, than by just advertising a particular house.
Open Houses
Open houses can bring similar results as other forms of advertising.  An open house may attract buyers, but not necessarily for that particular house.  Open houses held on weekends sometimes miss the best buyers.  People transferring in from other locations, may look for a home during the week and will miss the open houses.  Transferees are referred directly to a local real estate company and buy a home 90% of the time.
